We seek a highly professional and experienced Shopping Centre Manager for our AVION Shopping centre in Bratislava, Slovakia. As a Shopping Centre Manager you will be responsible for meeting business goals and results of AVION Bratislava. The Shopping Centre Manager will report to the Asset Manager IKEA Centres CZ/SK.

MAIN DUTIES AND RESPONSIBILITIES:

GENERAL
• Manage and develop the retail destination based on our company culture and long term business strategies.
• Implement, support and follow up on centre strategies, processes, standards and tools.
• Safeguard that centre activities are carried out in accordance with the company Group Documents, standards and guidelines.

CENTRE OPERATIONS
• Ensure that the centre is commercially attractive for tenants through a high footfall aiming at optimising tenant sales, and optimal level of services at a competitive service cost level.
• Ensure that the centre is commercially attractive for visitors and secure high customer satisfaction.
• Secure, accumulate and follow up on business performance and distribute key figures to different stakeholders.
• Secure early awareness and act on business risks and opportunities.
• Lead and follow up annual centre business plans, yield forecast and cost follow ups.
• Ensure that the centre is safe and secure for all people on the centre area.
• Monitor all aspects of the local market, including competitors and act on threats and opportunities.
• In cooperation with Finance, ensure that the debt losses are minimised, analyse and act on findings from available measurements, software and reports.

FACILITY OPERATIONS
• Secure the asset value of the centre, by optimal housekeeping, technical and building maintenance.
• Monitor consumption of energy, water and waste to make the retail destination long-term sustainable.
• Manage external service providers.
• Utilise the usage of facility software and tools.

MARKETING OPERATIONS
• In cooperation with Marketing, ensure marketing campaigns bring additional visitors and sales.
• Secure marketing of the retail destinations and the visitors (B2C) including research and analysis.
• Seek compliance with country marketing strategies for the yearly marketing plan in the retail destination.

LEASING OPERATIONS
• In cooperation with Leasing, optimise rental income and additional income.
• Ensure an attractive and commercial merchandise mix, minimising vacancies.
• Seek compliance with yearly lease plan in line with overall lease strategy for the centre.

COLLABORATION AND PARTNERING
• Create business relationships with tenants, authorities, local community and other stakeholders.
• Work in partnership with all business functions.
• Secure trends from external market and knowledge transfer with IKEA within the area of responsibility.
• Maximise synergies with IKEA.

LINE MANAGER
• Responsible for meeting business goals in terms of quality, time, costs and overall results of the department and that needed resources are in place.
• Secure that all work is carried out according to Group Documents and other company concepts and standards.
• Coach and empower co-workers to take responsibility to develop for performance in the business.
• Secure that all work is carried out according to Group Documents and other company concepts and standards.
• Responsible for line manager tasks such as remuneration, recruitment, introduction, goal setting, competence development, performance evaluation and that the company is a great place to work.

YOUR PROFILE:

• University degree
• Experience of shopping centre business, retail business or leasing business.
• Strong leadership, communication, presentation and organization skills
• Ability to translate business needs into actions and solutions
• Ability to plan, organise and coordinate
• Commercial mindset and change readiness
• Ability to create trustful relationships
• Excellent English language in spoken and written
• Excellent knowledge of MS Office
