- study the current status of the project and related constractual documentation
- tenders of construction contractors
- development of an overall construction schedule for all phases of the project. monitoring compliance.
- organization and management of construction inspection days
- checking the construction process including checking and recording project documentation, relevant records and reports, and participating in regular inspection days
- review and approve monthly vendor billing
- supervision and review of the approval process according to contractor´s proposals, workshop drawing, etc.
- managing the Project Change Process, both proposed by the vendor and required by the client
- coordination, discussion and approval of changes proposed by the client
- checking their compliance with contract documents and the overall schedule
- checking the compliance of the construction work with approved design documentation
- check the progress of the work with respect to the schedule, notify the client of any actual or potential delay and the necessary corrective action
- ensure regular update of the overall construction schedule
- development of monthly progress reports including information on the degree of completion, cost, work status with regard to schedule, quality of work, occupational health and safety, contract status, changes and change procedures
- discussing more work, finding out their legitimacy, recommending it to the client
- immediately notify the client of any matter that is likely to affect the cost of construction work
- supervision of proper observance of building permit conditions, statements of state administration bodies and health and safety regulations
- ensuring that building contractors provide the client with all documentary documents and documents, in particular documentation of actual execution, instructions for operation and maintenance, certificates of built-in products and materials, reports on performed tests, warranty certificates, or other documents specified by contracts with individual suppliers
- processing of inventory of defects and unfinished items, inspection and confirmation of their removal
- acceptance of supplier acceptance and collection of all necessary documents for acceptance
- participation in ispection
