Job description, responsibilities and duties

About the Role
The position holder is accountable for Real Estate accounting and reporting relating to assigned entities including provision of information to other areas of the Swiss Re Group for tax and regulatory purposes. To include assistance with policy setting, process improvement, identification and implementation.

Your job will include:
• Accounting for real estate investments and own used properties
• Booking of bank transactions / reconciliation of bank accounts
• Accounting of acquisitions/sales/transfers of properties
• Coordination of accounting with external property managers
• Processing of invoices for construction projects and other (e.g. broker fees, insurance premiums for own used properties)
• Data entry of invoices from foreign suppliers
• Reconciliation of construction projects
• Feedback to property/asset manager regarding accounting/reporting deficiencies
• Rents own used properties (debit position / billing)
• Capitalizations of added-value portion of refurbishments
• Depreciation for statutory accounting (compilation, discussion with Tax, Finance and eventually PWC)
• Compilation of file for cantonal tax filing
• Allocations-/withdrawals of refurbishment fund (compilation, discussion with Tax)
• Coordination/booking of accrual accounting
• Coordination of bookings for doubtful debts with portfolio / property manager
• Compilation of reports (annual real estate report, property insurance values, acquisitions/sales, appraisal overview, 10-years'-overview etc.)
• Support of external audit (data delivery, explanation of business cases)
• Preparation of quarterly VAT-filings
• Support of tax in case of audits
• Collaboration in special accounting and restructuring projects
• Support of internal audits
• Support of on-boarding process for new asset / property managers (for accounting questions only)
• Ensure compliance with the risk and control framework and the audit requirements
• Transactional level reporting to the business assisting in policy setting and process improvement
• Other key projects
• Any other ad hoc tasks as required

About the Team

The Non- Technical Accounting function started opererations in Bratislava back in 2009. Over the last seven years the function has grown to its current size with 25 professionals working in Bratislava. The entities which we manage are located in Europe, Africa and Asia. The group has diverse accounting experiences and perform closely together as one team handling quarterly accounting closes and projects, and we always have some fun.

Follow-up/Higher Professional Education
University education (Bachelor's degree)
University education (Master's degree)

Language skills

English - Upper intermediate (B2)

Personality requirements and skills

About you
• You have an university degree in the area of finance, accounting, economics
• You possess five years relevant experience as a financial accountant or similar
• Experience in Real Estate accounting is an advantage
• Excellent social and communication skills
• Experience in SAP or Oracle is an advantage
• Fluent English written and spoken, German is an advantage
• Adherence to deadlines to work on own initiative a requirement
• Advanced level on Microsoft Office (Excel – Pivot Tables, Word and PowerPoint)
