Job description, responsibilities and duties

We are looking for a new colleague who will execute the expansion plan in the Slovak and Czech republic through acquiring commercial properties of defined parameters and will represent our company on the commercial property market. Our Property department consists of skilled and experienced people and we would be happy to find a manager who can support them and bring his or her own skills to empower the team and our company. Duties and responsibilities:

  • Establishes and maintains contacts with commercial real estate service companies, trading premises, developers and real estate agencies
  • Cooperates with other chain operators in terms of the acquisition of properties
  • Visits and documents of available properties or investment premises
  • Reviews project documentation of investments/properties
  • Estimates clients’ purchasing potential
  • Checks the competition and influence of other operators on PEPCO location
  • Examines the degree of interest of other tenants and tenants’ mix proposed by investor
  • Presents the properties to the Head of Expansion for the initial acceptance
  • Prepares report on real estate for the Management Board containing - among others - competition analysis, described photos, maps of cities/districts
  • Consults with lawyer contract provisions
  • Negotiates with the property disposer the terms of lease (technical, legal)
  • Consults and agrees with the Maintenance Specialist annex to lease agreement which contains design and visualization of external advertisement of PEPCO property and with the Technical Investment Manager technical annex concerning works in the property
  • Prepares contracts together with appendices and gives it to the Management Board to sign
  • In specific situations participates in the signing of the contract by the property disposer/landlord
  • Monitors the progress of building works
  • Re-negotiates the terms of lease as regards extension of the contract, change of the terms of agreement, extension of property
  • Participates in solving potential problems arising in the course of lease of premises

Required knowledge, technical & soft skills, abilities:

  • Knowledge of legal regulations (lease contracts, construction standards)
  • Familiarity with the local real estate property market and the construction sector (cost of building materials, operators’ market)
  • Knowledge and experience in estimating capital expenditures (cost calculation)
  • Basic IT software (Word, Excel, Power Point)
  • English – advanced
  • Hungarian - advanced
  • Mobility required, drivers licence
  • Real estate broker license, property management, real estate evaluation are welcomed but not required.
  • Minimum experience of 2 years in a property department
  • Experience with leading a team is advantage
