Senior Space Planner

Description
The Space Planner provides advanced real estate planning services and comprehensive space planning deliverables that meet the client's business and real estate needs/objectives. Located on the client site, works on aglobal account and in a multi-country region based organization; this positionis the point person with the client. Senior Space Planners shares knowledge and design /planning principles through client presentations and workshops.

Responsibilities include:

* Understanding of commercial relationship between JCI and clients, maximizing performance andapplying contract terms, in respect of Company Values;

* Understanding and keeping the clients business and financial objectives in mind at all times;

* Assuring service provided and documentation delivered meets the client’s expectations;

* Conducting management level presentations that achieve desired outcomes and build client confidence;

* Keenability to collect programming information and translate it into defined real estate strategy and occupancy plans;

* Performing facility occupancy planning (e.g. analysis, options development, evaluation and recommendations);

* Distilling complex data and providing essential information for client decision-making;

* Performing cost/benefits analysis of projects/space assignments alternatives;

* Writing clear and comprehensive briefs and deliverables;

* Managing timely, accurate and cost effective planning and occupancy projects;

* Developing concept design including concept feasibility initial validation;

* Developing Test Fit, analyze space and report on bulding efficiency during RE site selection process and make appropriate recommendations;

* Anticipating space solutions to support the client, meeting needs and requirements through optimization of portfolio assets;

* Ability in monitoring projects phases and meeting the deliverables;

* Knowing and understanding the client’s specific service delivery work processes;

* Promoting,advocating, supporting client internal space policies and relevant applications;

* Performing Space Utilization Study approach and analysis, including heat maps, reporting and  presentation;

* Ensuring completeness and accuracy of data occupancy information is updated and accurate else escalate to dedicated parties.
* BA inArchitecture, Engineering, Real Estate, Interior Design and/or Space Planning;

* Knowledgeof design Health & Safety requirements;

* Experiencein Space Planning/Facility Management services;

* Certification in facility management, interior design, engineering or architecture preferred;

* Understanding of IWMS/CAFM principles.

SKILLS:
* Knowledge and ability to use analytical and problem-solving techniques;

* Proficientin  AutoCAD tool, MS Project or similar,Archibus or similar, CAFM tools, Word, Excel, PowerPoint, Outlook/lotus Notes;

* Strong analysis and spreadsheet capabilities;

* Strong interpersonal communication skills;

* English language proficiency;

* Client Relationship Management ability;

* ExpertTime Management and multitasking abilities, dealing with multiple and competing priorities;

* Assertiveness and win/win conflict resolution;

* Ability to complete tasks on time and produce deliverables independently;

* Experience preparing objectives and schedules;

* Ability to develop and communicate effectively conceptual and abstract project representations;

* Understanding of current principles of workplace knowledge and theories;

* Ability to work in a matrix structure in a collaborative networked environment with strict procedures and processes;

* Adaptabilityand flexibility;

* Excellent teamwork capabilities;

* Ability to mentor and coach less-experienced specialists;

* Influential skill and ability to lead multi language, multi cultural and multi background resources.
