Facilities Manager

Responsibilities:
Operations
* Delivery of services levels consistently to the agreed standards in line with SLA’s & KPI’s at the site level
* Enhance service delivery through best practice and the effective use of Maximo/SSR system
* Report risks and opportunities to line manager
* Follow all JCI Health & Safety and Environmental requirements that are defined by site operating procedures and JCI business processes
* Responsible for meeting customer and employee satisfaction objectives and ensuring account staff meet procedural requirements for compliance with business delivery, quality, safety, human resources and health standards
* Adhere to the global monthly reporting standards as per agreed governance
* Ensures contractual obligations are met. Tracks, analyses and trends facility operating costs to identify operational cost reduction opportunities and generate savings for the customer
* Support with the co-ordination and testing of Business Continuity Planning for the site

Customers
* Develops and maintains close working relationships with customers, and communicates and promotes company-wide offerings and expertise, to deliver a single seamless service to clients
* Ensure appropriate relationships with suppliers and business partners by providing a 'quality' and pro-active service
* Primary interface for key businesses at the site

Commercial
* Financial and Commercial awareness to deliver savings in line with commercial model and agreed annual budgets
* Ensure staffs focus on billing and collection processes for all service lines to meet appropriate performance levels
* Ensure financial controls are in place to support the client's budget process
* Promote SOX compliance, governance, BOS and ethics in dealing with suppliers
* Clear understanding of MSA and baseline data – ensuring contracts are back to back
* Be commercially aware and have a sound knowledge of budget preparation and commercial negotiations
* Identify pull through business to other lines of business from within the account
* Management of all account P&L performance

People
* Lead, training and development of the onsite staff to create a high performing team

* Deploy resource strategies to maximise headcount and skill base across the account

* Continually demonstrate the JCI values of integrity, honesty, fairness respect and safety in every customer and employee encounter
* Identify high performing staff and implement development training in line with clear successions plans
* A professional Supervisor with minimum 3 years experience in FM, ideally gained in multi-tenanted, matrix operations
* Sound knowledge of various engineering disciplines e.g. electrical, mechanical, and civil or facilities management
* Extensive experience in dealing with and influencing clients and customers
* Extensive experience in dealing with suppliers/contractors
* Strong knowledge of SLA's/KPI's and measurement procedures
* Experience of managing a teams of up to 10 staff
* Self motivated and work under pressure to balance conflicting deadlines is essential
* Project management experience within occupied environments
* Computer literate, advanced knowledge of MS Excel and MS PowerPoint
* Sound knowledge of E&HS
